As investors we strive to maximize return on equity, and as operators we utilize our strong local relationships along with our in-house asset management resources including property management, construction, and leasing expertise to successfully execute all aspects of an investment.

Ashforth’s real estate investment effort is lead by two knowledgeable and dedicated investment teams on the East Coast and the West Coast. Each team brings an average of 30 years of real estate experience. Our professionals are well-respected and well-connected in the real estate industry.

Investment Objective
Ashforth’s investment objective is to achieve superior risk-adjusted returns through the acquisition, joint venture, or development of office properties in fundamentally strong markets. Investments may be stabilized “core” properties or value creation opportunities, including redevelopments and conversions.

Property Characteristics
  • Multi-tenant office properties or single-tenant buildings
  • Existing assets or redevelopment and conversion opportunities
  • Transit-oriented development opportunities
  • Leasing may be stabilized or incorporate rollover or lease-up exposure

Working with Ashforth’s investment teams our investors and partners receive considerable investment support including sourcing and underwriting, due diligence, financing, closing, asset and property management, strategic planning, legal oversight, and financial analysis. Our investment management teams are backed by the diverse and extensive resources of the entire Ashforth organization.

Asset Management
Ashforth maximizes value and return by developing and implementing comprehensive asset management plans established to meet specific investment objectives, along with providing long-term investment strategies.

Utilizing the vast resources of our in-house disciplines including leasing, property management, legal, finance and accounting, our asset management teams enhance real estate value by offering creative leasing solutions, and designing and implementing cost-effective development, capital improvement and repositioning programs — all of which fosters an operating environment that focuses on tenant retention.

Property Management
Ashforth creates real estate value by achieving above market tenant retention, managing expenses, and by providing clean, comfortable and attractive work environments to the office space users we serve.

Development
As an investment opportunity, Ashforth is experienced with developing projects with partners. We oversee the financing, design, construction and marketing of proposed developments.
